Polestar Village Planning Update- December 2024

As I hope you have heard by now, on Nov. 17th (at about 1 in the morning!) we received unanimous approval from the City of Fort Collins Planning and Zoning Commission for our Polestar Village plan. This is a huge milestone for us and we are so grateful for all the amazing contributions from so many of you to make it this far. We also found out two weeks later, that a group of our neighbors, concerned about traffic and other neighborhood impacts, has appealed the decision. We firmly believe, as many of our neighbors have already found, that Polestar will be an asset to the larger community on many levels. We hope this will be an opportunity to connect with more of our neighbors, understand their concerns, and work together to mitigate them. We are now navigating the Fort Collins appeal process and a re-hearing, with the City Council, which has been scheduled for Feb. 7th. Please keep this whole process and everyone involved in it, in your prayers.
Though we have plenty challenges ahead, we are still targeting fall next year to begin ‘horizontal’ construction (roads, water, sewer / infrastructure). For building the homes, we are taking a close look at “off-site” construction methods. This approach to construction, where most of the building is completed in a facility and shipped to the site, has many advantages including quality control, cost control, and a compressed time frame to name a few. Perhaps the most compelling advantage is the reduction of noise to the neighborhood! This is of significant concern to our neighbors and the rest of us who plan on moving there early on.
We are soon to open what we are calling our Polestar Investment Portal. This will provide easy online access to everything one might want to know about purchasing a home, investing in, or renting at Polestar Village. For those of you who have already invested, we hope to send you an early version by Christmas. Reservations for a particular lot or building product can now be made and we will talk much more about all this at Sunday’s meeting.
