How large is the property and how many units to you expect to create?
The property is a little more than 20 acres. Plans are still progressing but we expect to have about 135 units with many different types: single family dwellings, duplexes, condos, townhouses, micro-units and more.
Can I invest without living there?
Yes! Over the years, many have received a fair return on their investment while supporting a worthy cause. Opportunities for long term investment in rental properties at Polestar Village are now being developed. More information coming soon.
What is the time frame?
We're glad you are interested! A small group of us have already moved to Fort Collins to start learning about the land and building connections in the larger community. We expect to have lots for sale and start building homes by the end of 2023 or early 2024.
What is the weather like in Fort Collins?
On average, there are 237 days of sun per year, 46 inches of snow and 16 inches of rain. The winter low is 15 degrees and summer high is around 87 degrees.
How far from the property are medical facilities?
There is a hospital emergency room and several urgent care facilities within about a 15 minute drive of the proposed community property in Fort Collins.
What are the investment possibilities?
We are offering investment and loan opportunities both to those who would want to own a lot in the new community or those who just like to support its development. In the first few years as plans, entitlements, and infrastructure are created, it will be a ‘Peer-to-peer Lending’ model much like what we used years ago to finance our Hawaii property. Once the subdivision is complete, financial contributors will have the option to roll their investment into a single family dwelling or other building unit. What will the farm and gardens be like?
We envision thriving farm and gardens that serve organic, locally grown food to as many of our community members as possible. The common dining hall, directly adjacent to the farm area, will be provided with seasonal vegetables for community meals and occasionally for special events open to the larger community. With excellent soil, organically built over decades, and an ample water supply, we envision home gardens and edible landscaping throughout the community a primary feature of our design. The precise financial model of the farm, whether a CSA, a co-op, or some other method, will depend on the overall intention of the members and the specific ideas of those who want to work in and manage it.
Are you planning to take advantage of solar gain in your building design??
Colorado is an excellent location for passive and active solar and this is a main consideration for our site planning. We are exploring the possibilities for net zero energy construction as well.
What are the senior living options?
We intend to make most of our living units ‘age in place’ friendly, and to have an assisted living facility on campus as well. With a supportive community all around them, elders are generally able to live on their own for a longer period of time than otherwise would be possible. If and when more formal assistance is required, they can remain in their own community with the same friends and family nearby.
